Three building waves sit within a few blocks of each other, and each one asks something different from an electrician.

Around The Spot you get the heritage end: Victorian and Federation cottages, with some grand old homes among them. Behind that sit the big walk-up brick blocks that went up through the 1960s and 70s.

Newer infill apartments came later, built for the students and hospital staff who fill them.

Home units were not built here until the 1960s. That one fact explains most of what we find when we pull a cover off.

Two things come up again and again.

Safety switches that were never fitted. A lot of the older houses and units here went in before RCDs were required, so there is no safety switch (RCD) protecting the circuits at all. A switchboard upgrade is the usual fix.

Boards never sized for the load. Dense apartment stock and rental conversions drive frequent switchboard upgrades, simply to meet current load and safety standards.

Most of it is brick and double brick, from the terraces off Avoca Street to the shops along Belmore Road.

That decides the job as much as the fault does. Solid masonry means we plan the cable route before we touch a wall, not after.

Most people here rent, and most of them rent a flat. That changes how an electrical job actually runs.

The fault is in your lot, but the board might not be. Common-property lighting, shared meter cupboards and lot boards all sit under different sets of keys.

We are used to it. We will talk to the strata manager or the agent, quote the lot work and the common property separately, and keep both sides in the loop.

Owners get the same fixed written price before we start. So does the body corporate.

Six things fill most of our week here, and every one of them is priced in writing before a tool comes out of the van:

Switchboard upgrades. Modern protection and labelled circuits, on boards that around here are often original to a pre-war cottage or a 60s walk-up.

Light installation. Downlights, pendants and outdoor floods, using SAL and Beacon Lighting gear that suits a heritage ceiling as readily as a new apartment.

EV charger installation. Wall chargers wired on a dedicated circuit, with an honest read on whether your board can carry one before you buy it.

Emergency electrician. Dead power, burning smells, scorched outlets. A licensed electrician talks you through it on the phone first.

Level 2 electrician. The accredited side of the trade: consumer mains, overhead and underground service lines, meter connections, point-of-attachment work.

Residential electrician. Fault finding, added circuits, new outlets, and the everyday jobs that never quite make the list.

The L2 light rail and the bus routes along Alison Road are the spine of this suburb, and they are the same roads our vans use.

That is the practical point. We are already working nearby rather than crossing the city, so small jobs are worth our while and we do not pad them out or knock them back.

It also means we can come back. A guarantee is only worth something if the people behind it are still working your street next year.
